Industria Barking for BeFirst - emesen

Industria is a landmark industrial intensification scheme and the first multi-storey new-build industrial development of its kind in the UK. Delivered for Be First, the project has been widely recognised as an exemplar for creating modern, flexible industrial workspace within areas of high urban demand and has received multiple industry awards, including Commercial Project of the Year.

The development provides a stacked industrial solution that supports a broad mix of occupiers. It includes:

25 flatted-factory units accommodated over multiple levels

20 units for SMEs, designed to suit a range of light-industrial and maker-space uses

Service yards located on upper floors, accessed via a distinctive helical vehicular ramp, enabling efficient circulation for large vehicles and deliveries

At ground level, the scheme incorporates tenant-focused shared amenities including a public café and business lounge, creating a welcoming entrance and fostering collaboration within the occupier community.

The project demonstrates how industrial development can be intensified while still delivering high-quality, market-appropriate space. High architectural standards, thoughtful massing, and robust materiality ensure that the scheme integrates effectively into its urban setting. Sustainability was a central design driver, with the building achieving high environmental performance and setting a benchmark for future multi-storey industrial schemes across the UK.

The cost management services provided on this innovative project were undertaken by a member of our team during their previous employment. Responsibilities included developing the cost strategy for a highly complex multi-level industrial building, supporting procurement, advising on value optimisation, and working closely with the design team to ensure financial viability while maintaining high standards of design, functionality, and sustainability.
