The project received outline planning approval for the development of a new, purpose-built facility designed to accommodate a mix of flexible lab-enabled and office spaces, supporting the University's growth in research, innovation, and industry collaboration.
The scheme proposes approximately 250,000 sq ft of high-quality accommodation positioned along the Feeder Canal, creating a prominent new frontage and contributing to the wider regeneration of the Silverthorne Lane corridor. The development is intended to support a broad range of academic and commercial uses, providing adaptable floorplates capable of accommodating both specialist laboratory environments and conventional workspace.
A Reserved Matters application, submitted in 2025, advanced the detailed design and provided greater clarity around the building's layout, technical requirements, and integration with the surrounding masterplan. A key component of the proposals is the delivery of substantial public realm improvements, including a significant section of a new canalside walkway. This enhanced pedestrian route will improve connectivity through the district, increase access to the waterfront, and support the wider placemaking ambitions of the Temple Quarter regeneration.
The development is envisaged as a strategically important asset within the University's evolving estate, helping attract industry partnerships, support knowledge-intensive activity, and contribute to the continued transformation of one of Bristol's most significant urban renewal areas.
